Pioneering the development of industrial parks (IPs) across Vietnam since 1990, and early on investing in a multi-value industrial ecosystem, Sonadezi has become a preferred brand for both domestic and international investors. To date, nearly 1,000 FDI and DDI enterprises have chosen Sonadezi’s IPs as strategic hubs and core production sites.

Creating Strategic Destinations with a Multi-Value Ecosystem
In parallel with IP development, Sonadezi has built a large-scale industrial ecosystem offering a diverse, stable, and high-quality range of products and services. Notably, the Dong Nai Port system (including Long Binh Tan Port and Go Dau Port) currently handles over 20 million tons of containerized and general cargo per year, and can accommodate four 30,000 DWT vessels simultaneously.
In the clean water sector, Sonadezi’s system boasts a total design capacity of approximately 870,000 m³/day-night, with a supply network covering all of Dong Nai. It currently provides clean water to 18 IPs, Long Thanh International Airport, and various key projects, accounting for over 85% of domestic and industrial water consumption in the province.
For environmental services, Sonadezi is responsible for treating more than 75% of Dong Nai’s solid waste and industrial waste from over 300 enterprises in the IPs. It also operates wastewater treatment plants in 11 IPs.
To meet customers’ diverse needs, Sonadezi has built office buildings for lease in Bien Hoa 1 and 2 IPs and developed a network of ready-built factories in many IPs across Dong Nai and Ba Ria – Vung Tau. The company has also reserved land for logistics, showrooms, banks, customs offices, schools, sports facilities, and parks within its IPs.
In November 2023, with the inauguration of Chau Duc Golf Course, Sonadezi became Vietnam’s first IP infrastructure developer to invest in a large-scale golf course (36 holes on nearly 152 hectares) adjacent to an IP. This premium facility offers clients and partners a high-class venue for leisure, business engagement, and meaningful connections.
At the same time, Sonadezi is implementing several social housing and worker housing projects with a total projected investment of over 2.000 billion VND. These include the A6-A7 Social Housing Project, Sonadezi Huu Phuoc Residential Area, and Loc An Residential Area Social Housing Project.
Sonadezi’s Ecosystem Offers Diverse Products and Services
Sonadezi’s ecosystem also includes education and workforce development for enterprises in the IPs. Since 2005, Sonadezi College of Technology and Management has provided high-quality training programs geared toward international integration. The school trains over 1,000 students and trainees annually and plans to launch five new programs in 2025 to meet labor market demands: digital marketing, logistics, industrial electricity, automotive engineering, and information technology.
Greening the Industrial Ecosystem for Sustainable Development
To date, Sonadezi offers more than 4,600 hectares of industrial land and a comprehensive ecosystem to around 1,000 FDI and DDI enterprises. This has helped attract around USD 12 billion and over VND 30 trillion in investment to IPs in Dong Nai, Ba Ria – Vung Tau, and Binh Thuan.
Some Japanese and Korean enterprises noted that a key factor in choosing Sonadezi’s IPs for long-term investment and production is their strategic location—close to seaports, regional expressways, and Long Thanh Airport. In addition, Sonadezi is known for keeping its promises on quality, developing synchronized and modern infrastructure, offering full supporting services, and ensuring a stable, safe production environment that aligns with the sustainable development strategies of enterprises.
According to investment consulting experts, there are currently few IP infrastructure developers in Vietnam capable of building a complete industrial and service ecosystem with a value chain tailored for investors. Establishing such an ecosystem requires significant time, financial resources, and implementation capacity. Owning a modern, integrated, and sustainable ecosystem gives IP developers a competitive edge and significantly boosts their appeal to new-generation FDI projects.
Sonadezi’s leadership affirms that to continue sustainable development of its IPs and ecosystem, the corporation will further implement green and smart practices in investing and operating IPs, urban areas, and office buildings. It will also advance digital transformation across the entire system and within each business area, pursue automation, intensify waste and wastewater recycling, and enhance tech-focused human resource training. At the same time, Sonadezi will strengthen governance and operation of its ecosystem in line with international standards and practices.
