The flow of foreign direct investment (FDI) into Đồng Nai is accelerating, with the quality of projects improving significantly in line with the province’s economic growth transformation strategy and Net Zero commitments. Against this backdrop, the industrial parks (IPs) developed by Sonadezi Corporation have successfully attracted numerous new projects that employ advanced, environmentally friendly technologies.
By implementing innovative solutions on a solid foundation, Sonadezi continues to strengthen its investment attraction efforts in IPs with available industrial land, including Châu Đức (Bà Rịa – Vũng Tàu), Tân Đức (Bình Thuận), Thạnh Phú, Giang Điền, and Xuân Lộc (Đồng Nai), as well as its system of rental industrial factories across Đồng Nai and Bà Rịa – Vũng Tàu.
Strong Appeal of Sonadezi’s Industrial Parks
In 2024, Sonadezi’s industrial parks leased approximately 80 hectares of industrial land (a 190% increase compared to 2023) and 14,800 square meters of factories, attracting 23 new projects, including 17 FDI projects. Most of these projects focus on high-tech, labor-efficient, and environmentally friendly industries, with a total registered investment capital of VND 3.8 trillion and USD 403 million, marking a 143% increase over 2023. A standout example is the Electronic Tripod Vietnam factory in Châu Đức IP, with an investment of USD 250 million.
To date, Sonadezi’s industrial parks have attracted a total of 922 projects, including 657 FDI projects, with total registered capital reaching approximately USD 12 billion and over VND 29 trillion.
Another highlight in Sonadezi’s investment attraction efforts is the 18-hole Châu Đức Golf Course—the first large-scale golf course integrated into a master-planned project combining industrial parks and urban areas in Bà Rịa – Vũng Tàu. This destination welcomed over 70,000 visitors and hosted 40 golf tournaments last year.
With positive FDI and export-import growth, along with the recovery of the industrial sector and the acceleration of public investment, the demand for cargo transportation has surged. In 2024, Sonadezi continues to maintain its reputation as a leading brand in logistics, handling nearly 18 million tons of cargo annually through Đồng Nai, Long Bình Tân, and Gò Dầu ports.
Specifically, Đồng Nai Port’s total cargo throughput is estimated at 6.3 million tons, with container volumes exceeding 1.3 million TEUs—an increase of approximately 108% compared to the same period in 2023. To capitalize on its strategic location and enhance inland port connectivity, Sonadezi is expediting the Đồng Nai Port Expansion Project, incorporating modern technology to boost capacity and seize major opportunities from FDI growth, industrial expansion, and e-commerce, especially as Long Thành International Airport becomes operational and regional transportation networks are completed.
Proactively Welcoming the New Wave of Investment
To ensure sufficient industrial land supply and accommodate the surging FDI inflow—particularly from China and the United States—Sonadezi is accelerating the expansion of industrial land and the development of rental factory systems in various industrial parks in Đồng Nai and Bà Rịa – Vũng Tàu, including Long Thành, Châu Đức, and Thạnh Phú.
Notably, in Đồng Nai, Sonadezi has collaborated with relevant authorities to propose multiple industrial park projects covering a total area of approximately 1,180 hectares, alongside an urban area and a 140-hectare golf course. Additionally, the company is expediting the development of the 75-hectare Long Phước Industrial Cluster in Long Thành District. In Bình Thuận, Tân Đức IP is rapidly constructing its road network and technical infrastructure while completing site clearance efforts. The infrastructure investment and development of this park are expected to be completed by Q1 2025, enabling land handover to investors. Meanwhile, in Khánh Hòa, Sonadezi is fast-tracking investment procedures for the Ninh Diêm 3 Industrial Park in Vân Phong Economic Zone.
Currently, in addition to managing and operating 12 industrial parks, Sonadezi also provides waste treatment services for FDI enterprises across multiple industrial zones.
By prioritizing high-quality, environmentally friendly FDI, Sonadezi’s industrial parks continue to attract investment, contributing to the region’s and the country’s sustainable development.
